Talk about History! The building is situated on a large and heavily-trafficked corner lot which was once part of a large tract of land held by the Holland Land Company. A portion of this parcel was purchased by a local war hero, Col Wm Bond in the early 1800's. Col Bond subsequently built one of the first brick buildings in Lockport that still stands; about three doors to the West of us.

This building was built in the early 1800's for a saloon keeper by the name of Jesse Hawley. It subsequently passed through the hands of a few local prominent families until 1919. In 1919, the building was gifted to Council 86, Queens Daughters of Lockport, N.Y., Inc. The Queens Daughters were a religious/social organization administered by the sisters of a local church. The building became known as the "Queens Daughters House" during the nearly 30 years that they held it and even today we often hear our building referred to as the "Queens Daughters House."

In 1946 the building was deeded to the Diocese of Buffalo and held by the clergy until 1972. Many old-timers and local historians tell us stories about baptismals, weddings and other religious ceremonies that they attended here; as this building and a few others in the area were used as surrogate churches while a new church (in sight to the East of us) was being built in the late 1940's.

The building has been patiently restored over the past few years. Many of its original attributes such as the windows, glass, gas lines, floors, fireplaces, pocket doors, walkways and original room dimensions have been preserved. At the same time, the building is very livable and functional so that an active family or business can move right in and start to enjoy it from day one.

Now, let's start our walk through: As you walk through, we're sure you'll note the openness, simple yet, tasteful restoration, generous-sized rooms, tall ceilings and many other fine attributes. We've brought you through the front entrance and enclosed front porch, there is a large half-moon window above us which could house a leaded or stained-glass window to round out its beauty. As we make our way upstairs you might also note that there is plenty of room under the staircase for storage.

As we arrive upstairs you can hardly tell that to our right is an updated one-bedroom apartment. This unit contains a ceramic-tiled full bath (9x7) with a pedestal sink, a full kitchen (12x9) , large living room (15x16) and a large bedroom (11x16) and closet space. This unit has been occupied by a single tenant for the past few years and certainly helps to make this building affordable. However, a large family or business might consider the thought that this unit could be converted into two or three additional bedrooms/offices as well as provide a for a fourth bathroom.

Let's take a side trip up to the Widow's Walk. As we make our way up we can stop at the attic level to note the large storage area or envision what some drywall and a skylight or two could do to add a large amount of additional living space to this building. Continuing on up to the Widow's Walk we'll meet our friend at the top of the stairs who constantly stands watch to see if her mate is ever coming building. Believe it or not, you will most-likely enjoy joining her to watch thunderstorms and lightening as they occasionally roll in off of Lake Ontario.

Into the owner's unit (second floor): To our left is a full bath (9x9) and to our right is a closet. The bathroom has been left plain so the building-buyer can decorate it as they wish. Next, we step into a large open area (12x23) which we use as a family room. However, it could be used as a nursery or an additional bedroom or staff area. Turn around and you step into a tastefully decorated bedroom (11x16) that has a tall and uniquely patterned ceiling, tall windows and ample closet space. The wide plank floors could be left as is or covered with carpeting. Back out and to our right is another bedroom (9x14) which has two natural brick walls. A majority of the owner's portion of the upstairs has new wall to wall carpeting.

Now, we go downstairs: We make our way down a private staircase that leads into the kitchen (this makes it convenient for the midnight snackers amongst us!) The kitchen was restored a few years ago and is equipped with custom cherry cabinets, plenty of counter space, built-in dishwasher, gas stove and a large-capacity refrigerator that all stay with the building. Off of the kitchen is a half-bath that has handsome fixtures and natural brick walls.

We can step into the basement for a moment. The basement is dry, the electric is updated (220 with breakers) and there are two new 40-gallon gas water heaters (so, hot water should not be a problem). Also, there are a set of trap doors that open to ground-level which makes it convenient to move items into and out of the basement.

Back upstairs and through the kitchen, we end up in the extra-large (30x16) dining room or conference room. In a new building this might be referred to as a great room. This room is ideal for entertaining with its working marble-faced fireplace, tin ceiling, gigantic windows (plenty of natural light) and hardwood floor. Take a moment to look closely at the windows. Many of them have the original glass and you might also note some etchings. These etchings were made in the late 1800's by previous owners. It was common-place back then to etch in windows names and dates to memorialize significant life events such as an anniversary or birthdate.

To our left and through the pocket doors we see the blue room (15x16) which we use as an office. This room also contains a marble-faced fireplace. To our right and through the pocket doors we have a den/office area (11x16). Last, and again off the large dining room, we have a laundry room (6x11) and a large closet (3x11). Continuing on we have another full bath (8x7).

Now outside: We think that the building is beautiful to look at. It is a massive, all brick federal-style; with front and side porches, large and intricate overhangs and the widows walk. There are mature shrubbery and plenty of flower beds. Out back there is a large fenced-in yard, a deck and a storage shed. We have held many world-class badminton matches out here.

The building is situated on a large corner lot in a historic neighborhood of well-preserved buildings. We are close to downtown, the hospital, parks and the locks. If you happen to work in Buffalo, the commute is pretty easy by taking Transit (Rt 78) to Millersport Highway (Rt 263) to the 990 and then to the 290.

Points to remember: This is a building that you'll be proud to own. As the old saying goes, "they don't build them like this anymore." It has plenty of eye appeal, everything (inside and out) has been updated or restored while preserving many of its original attributes. There is next to nothing left to do except to move in and enjoy. The building has been reasonably priced and we've chosen the route of selling it ourselves so that we can all enjoy the savings of not having to pay a Realtor's commission.
